(NYSE:SRC) ("Spirit" or the "Company"), a net-lease real estate investment trust ("REIT") that invests in single-tenant, operationally essential real estate, announced today that its Board of Directors declared an increase in the Company's quarterly common stock cash dividend on August 9, 2023 from $0.6630 per share to $0.6696 per share, an increase of 1%, representing a new annualized rate of $2.6784 per share. Stockholders of record as of Friday, September 29, 2023 will receive the cash dividend on Friday, October 13, 2023.

The Board of Directors also declared a quarterly cash dividend of $0.3750 per share to holders of the Company's 6.00% Series A Cumulative Redeemable Preferred Stock. Preferred stockholders of record as of Friday, September 15, 2023 will receive the cash dividend on Friday, September 29, 2023.
